First Time Buyer?
  Congratulations on your decision to own your own home. Most financial planners consider Home Ownership a basic of your financial system.  But a home is more than that…it is where you spend a significant portion of your life, it is family, it is security, it is privacy, it is a statement about you and your family and so much more.

 

Here is a condensed version of the steps in buying your First Home:

 

  1. Select an Agent to Represent You in Your Purchase.  This is your most important decision in the process.  In Arizona we have two types of agents: Buyers and Sellers.  The Seller's Agent represents the seller of the property and their job is to get the best deal for the seller.  For example with new homes, the Agent in the sales office is a representative for the Builder and their job depends on getting the best deal for the Builder.  The Buyer's Agent represents the Buyer and their job is to get the best deal for the Buyer. Your Agent will help you select a suitable area to live, a floor plan that works for you, acceptable financing and the best deal possible on your purchase.  Gary Whitley works 7 days a week and will answer his phone from 8 am till 6 pm.  I am a true expert in First Time Buyer programs and transactions.  My services are always FREE to the Buyer.  You have made a great first choice by using Gary Whitley to help you buy your home.
  2. Arrange Financing.  Yes, you arrange financing BEFORE you go shopping.  Using a professional, competent Loan Officer that truly understands the needs of a First Time Home Buyer is a critical part of the process.  There are numerous programs designed to help you with your first home.  Understanding your financial situation and objectives is a very important factor for you.  Again, Gary Whitley has available for you the best of the best for lenders.  This process starts with a phone call between you and the loan officer. The process is known as a “pre-qual”, meaning pre-qualification for a loan.   3. Meet with Your Buyers Agent.   After we have an idea of what your price factors are the next step is meeting with you and having you tell me about your dream home.  To really help you I need to know everything…size of your family, special needs, pets, hobbies, number of vehicles, how you like to live, what you like and don’t like in a home, areas of the valley that would work for you and all the other things involved in making a piece of real estate your home. Our first meeting can be anywhere that works for you…sometimes in a model home for a builder, sometimes in a Coffee Shop or Restaurant near you, sometimes in my office.  I work daily to know the best areas to live.  I know about homes, subdivisions, terms, specials, floor plans and all the other things involved in helping you to buy your dream home.  My goal for you is to help make you aware of your options..after all, I am the leading Realtor in the valley and help many Buyers every year.  I am usually the first to know about special deals being made available and sometimes this is for a very short time and with very limited supply.  So the meeting is very important for me to know what to show you as suitable for your home.  .
  4. Be Ready to Make a Decision.  I assume that you have been thinking about having your own home since you were growing up.  After you have a good idea about financing and we have found THE home for you, action is required.  You must decide to tie up the property with an offer or someone else will get it.  Remember, there is really only ONE of every piece of real estate on earth.  Each one is unique and when you find the one that you want we must reserve it for you while the details are worked out.  When we go out to actually look at properties always have a check book along…just in case.  Even if your financing will involve $0 move-in we must always make a deposit to take a property off the market.  You probably will get that back at closing, so always bring your check book.
